Most professionals, and specifically Financial Advisors, are averse to real estate
investing as part of a client’s portfolio, and therefore, generally are unaware of
the advantages of owing real estate, with the exception of owing their personal
residence. This course explores the advantages and disadvantages of home
ownership, REITS, rental real estate and the art of flipping real estate and the
challenges of properly insuring these properties. It will leave the professional
with a clearer understanding of real estate investing and equip him/her with the
tools to help clients make the right decisions in real estate investing.
Speaker: Sandy Shelton, CPA- Dodson, Shelton & Nelson PA & Real Estate Investor
Sandy is a practicing Certified Public Accountant with Dodson, Shelton & Nelson, PA (DSN). At DSN, she works closely in the small business area, helping the owners take their businesses to the next level. Practicing in this area requires a combination of knowledge of good business practices, extensive tax experience in both the business area and the individual tax area, along with the finesse to work with an extensive variety of personalities. Sandy also practices before the Internal Revenue Service, loving the challenge of squaring off with revenue officers and agents.
Real estate is also in her repertoire. DSN has prepared partnership returns for several large partnerships and LLCs since the company was founded in 1989. This experience, coupled with the fact that both parents were in real estate, has led to the ownership of several rental properties herself. Being a landlord and a CPA has put her in a unique position of understanding how the real estate world works, both from an ownership position as well as from an adviser perspective.
Before changing careers into the world of public accounting, Sandy worked at United Guaranty, in the Residential side, for twelve years. She secured her Series 66 license to work in Mortgage Backed Securities, which broadened her scope of knowledge in the financial services arena. She also secured her Series 7 license, as well as a license in life insurance. Although she does not practice in the area of financial services, her background here also serves her well with her clients.
All of these experiences began with her Bachelor’s degree from UNC-Greensboro, and later securing her license as a CPA in 1988. In addition to her business, Sandy is a member of the NCCPA, and other related organizations such as the Greensboro Chapter of SFSP, and Triad REIA. Over the years, she has served on the board of many not for profit organizations , including Industries of the Blind, PT CREW, Preservation Greensboro Revolving fund, most recently going through the chairs of the Greensboro Chapter of SFSP and the Greensboro Foundation of the Society of Financial Service Professionals.
Sandy and fiancé Bobby Gilmore reside in Greensboro with their cats. Her one son and granddaughter live in Massachusetts. She loves to travel, play bridge, and enjoy life.
